We have several questions that are asked about renting from us. Hopefully this will help you with any questions you may have. If your question is not answered, please give us a call or come see us.

What are the office hours?

We are open Monday - Friday 8AM to 4PM. We also close from 1PM to 2PM for lunch.


Do we accept cash or credit/debit cards?

We do not accept cash for anything. We do, however, accept money orders or cashiers check from a bank. We do not accept credit or debit cards. Deposits & first months' rent must be paid by certified funds. Our tenants have the ability to pay their rent online through a payment portal for their second month's rent forward.


How can I view the property?

In order to view any of our properties, you would need to first fill out an application on our website under the Rental Application tab. Once your application is reviewed by our office, we will be contacting you via email with any questions we have, to obtain your photo ID, and to schedule an appointment to view the property. 


What is the process for applying to rent?

After an applicant has looked at a a property and decided they would like to rent the property, the applicant will need to complete the following:

  • Provide a $45 application fee per person over the age of 18 that will be living in the home. This fee can be paid by money order or cashier's check but we do not accept cash.
  • Provide one month of the applicant's most recent paycheck stubs for proof of income. If the applicant receives Social Security, we will need to be provided with the award letter.
  • Once we have received all of the information, the application process takes 1 or 2 business days to complete until we inform the applicant whether or not that have been approved.


Do you accept Section 8?

The acceptance of Section 8 is subject to the chosen rental property.

Is the rent price based on monthly income?

The rent does not fluctuate based on monthly income.


What is the credit report for?

Credit reports are ran as part of the application process for an applicant.


What is the security deposit?

The security deposit is considered as a damage deposit. As long as the property is left in a clean and sanitary state with no money owed at the time of move out, the tenant is eligible to get their full deposit back.


Are tenants allowed to have pets?

The acceptance of pets are subject to the chosen rental property.


What is the late fee?

The late fee is 10% of the monthly rent. The tenant has a grace period from the 1st to the 5th of the month for rent payment. If rent is not received during the grace period, a late fee will be charged on the 6th of the month.


What are the qualifications to rent a property?

  • Credit - We run credit reports to see if you have any judgments from any rental companies, if you have any outstanding debt with a utility company, how many delinquencies you have on your credit, and your income to debt ratio. Bankruptcies need to be discharged a minimum of one year to qualify.
  • Court Records - We run public court records to determine if the applicant has been taken to court by anyone in the past, present, or future. 
  • Income - The household must make a minimum of three times the rent to qualify. Must be on the job at least one year. May also be eligible with a co-signer that has qualifying income.


Are utilities included?

Most properties do not have utilities included, however, some properties do. If the property has any utilities included, it will be indicated in the listing.


What's the area like?

By law, we are not allowed to tell you about the area. What we do suggest is that you drive by the property 3 different times in a day and go by there at different parts of the week. Also, we suggest asking the police department. They can inform you of the area.
